Process of a concept design project


1. Client consultation

At our first client meeting, we will discuss your needs for the outdoor areas, giving consideration to your lifestyle, the existing layout and features of the house, and the budget. Please allow a couple of hours for this site meeting.

This is the time to establish what is essential to the project, and also to throw ideas around for optional extras. It is a good idea to have all your house plans ready, along with any photos you have collected from magazines or newspapers.

We will take measurements and give you a cost for the concept design, and a budget estimate for the entire project.

You can have confidence in the advice given by our design consultant, knowing you are dealing with an experienced individual and a well esablished company.


2. Concept and materials specification

After a concept design contract is signed, our qualified team sets about putting all the great ideas onto paper. We draw on our experience, imagination and resources to create the right look and feel for your home.

The building materials to be used will be discussed. The options are endless, with a vast array materials available in many different colours and textures. At this stage we specify timber, plants, specialty features, electrical, plumbing, brickwork, roofing, cabinetry and more.

Then it really gets exciting...

Once we complete the preliminary concept design, we will arrange an office visit so you can meet our designers and go over the plans. This is the opportunity to make sure we are designing to your liking. Then any necessary changes are made and coloured perspective views are produced.

Coloured, three-dimensional computer images are then produced to show perspective views. This all gives you great idea of exactly how the new structures will fit in with your house.

These images are yours to keep.

On completion of design, a fixed price quotation will be given in detail. Should you proceed, our written contract will show all progress payments required, to help you plan ahead.

3. Plans and approvals

Once the concept is complete, architectural plans and working drawings are drawn on computer by our in-house drafting personnel, showing full detail of how the project will be constructed.

Clients receive a set of plans to keep.

We are experienced in submitting plans to the various councils around Perth, and make sure all measurements and specifications are included to their standards. By having our drawings right the first time, we can keep the time taken for council approval to a minimum.

We liaise with engineers to sign off of drawings as required, and this is all included in our price.

In short, we worry about this process so you don’t have to.


4. Construction and completion

All the hard work pays off now, as you see your project coming to completion.

We aim to have all materials arrive in a timely fashion so the installation will cause minimal disruption and can be completed quickly.

We carefully source the best quality materials to really make a statement on each project. Our tradespeople pride themselves on top quality workmanship and customer satisfaction.

As per the Home Building Contracts Act 1991, a six year structural warranty on work carried out by Kerdels is valid from the day of Practical Completion.
